Student accommodation is provided as a temporary residence provided that you are taking active university studies or full-time professional courses.
- The applicant must take at least 30 higher education points/100 professional course points per term
- The applicant must pass at least 22.5 higher education points/75 professional course points in order to continue to rent the student accommodation
- The course must be based within the municipality of Stockholm. Distance learning is not approved
- The landlord will only accept non-smokers and no pets in the apartment
- The landlord will not accept people with records of non-payment of debts or unpaid liabilities
- The landlord will obtain housing references
- If a tenant already occupies property, a terminated lease contract or a sales document can be presented before a new contract is signed

Moving in is the first weekday in the month from 1:00 pm. If the first day in the month is a holiday you will be able to pick up the keys in the first comming weekday thereafter.
Inspection and handover of keys is according to the agreement with the property manager.
Do not forget to sign a new contract for your household electricity and change your address.
When you move in your appartment should have been properly cleaned. Savills don´t do any cleaning inspections. Please let us know if the appartment is not properly cleaned.
The rental invoices will be sent to you on a quarterly basis. The rent is paid in advance the last working day the month before to which the rent relates. If the rent is paid too late it can lead too eviction from the apartment.
Before you move you need to book a time for inspection by the property manager. You must include yourself in the survey to have the opportunity to address/discuss any complaints or injuries. Abnormal wear, you will have to stand the cost. All equipment belonging to the apartment to be in place during the inspection. They include: doors, bathroom cabinets, hat rack and other fixtures.
Before the property is vacated it must first be thoroughly cleaned. Please do not forget the balcony and storage room. Please use the checklist
All keys belonging to the apartement must be submitted at the reception of Savills Förvaltning AB, Sergels Torg 12 at the latest at 12 o´clock the 1st of the month you move out. Lost keys will be charged for. Do not forget to cancel your electricity supply.
All keys belogning to the appartment must be submitted in an envelope at the administrations office at floor no 2 in Skrapan. Please mark the envelope with your name and appartment number.
Faults should be reported to the caretaker. You will find the telephone number and other information on the notice board in your building's entrance.
In case of emergency such as fire or ongoing burglary - call 112.
The tenancy agreement contains the following paragraph: "It is the duty of the tenant to take good care of the apartment and anything belonging to it, and in using the apartment, to comply with all requirements to preserve sound and orderly conditions in the property". If you have disruptive neighbours, contact your property manager.
Disruptive tenants risk being evicted.
Savills Förvaltning AB does not arrange any internal or external apartment exchanges. If you yourself find someone to exchange with, a written application must be submitted to us.
The landlord's permission is always required for subletting. Permission is given where tenants have significant reasons for wanting to sublet, such as studying or working elsewhere.
