Office building in Stockholm of 23 000 sqm next to the Stockholm Central Station. Tenants included Swedish Post, Swedbank and Internet game provider bewin Games. The building was completely refurbished and extended from six to ten floors in 2006 -2007

The brief

The client engaged Savills to structure the property into a company and market and sell the company.

Jernhusen, the former property arm of Swedish Rail and now a government owned property company.

Our solution

Savills assisted the client in dividing the property from a larger site and package the property into a limited company for tax purposes. Savills than marketed the company through its international network and solicited a vast number of bids. The final buyer, DnB NOR Eiendom, paid the lowest yield for a property of this type in more than 10 years.

Added value

Savills added value through advising on how to package the property into a company in a commercially and taxwise optimal way. Savills also conducted pre sale due diligence activities in order to prepare the property and company for sale. Savills then prepared a first class information memorandum which was delivered to the most fitting investors across the world. Finally, Savills handled the sales process and negotiated a favourable deal to Jernhusen.
